A rental kitchen has a different job to do than a private one. It has to look right at viewing, survive years of hard use, and be quick to put back together when one door or one worktop gives up. Kitchens that stand up to rental use
No kitchen is indestructible, and we will not pretend otherwise. What we can do is point you at the choices that hold up best in a let property and cost least to put right.
- Laminate worktops earn their place. Kronodesign and Duropal laminate is scratch and moisture resistant, forgiving of tenants who do not use a chopping board, and inexpensive to replace as a single length rather than a fabricated slab. See worktops.
- Mid-tone colours hide wear. Very dark and very pale doors both show marks. A mid grey, sage, cashmere or oak-effect finish looks clean for longer between tenancies.
- Slab and shaker doors are easiest to clean. A flat slab door has nowhere for grease to collect; a simple shaker gives you a more traditional look with only one shadow line to wipe.
- Standard cabinet sizes matter more than they look. A kitchen built from standard widths can be repaired with an off-the-shelf unit in five years' time. A bespoke size cannot.
- Rigid cabinets survive handling better. Fully rigid cabinets arrive built and glued, which means fewer weak joints and a faster fit during a void.
Working around void periods
Every day a property sits empty is a day it earns nothing, so a kitchen replacement in a void is a scheduling problem as much as a supply one.

Plenty of rental kitchens do not need ripping out. If the carcasses are sound, new doors and a new worktop transform the room for a fraction of a full refit — and it is a job that can be done in a couple of days rather than a fortnight.
